Default Commercial Terms
- Water and three-phase construction electricity supply at site to be facilitated by client.
- Rates are based on current market prices for cement (50kg bag) and steel (per kg); material price escalations beyond ±5% will be adjusted based on official ICTAD/CIDA bulletins.
- Variations, additions, or soil condition alterations will be billed separately upon mutual written consent.
- 5% retention money will be withheld for 6 months after practical completion (Defects Liability Period).
Warranty & Payment Milestones
10-Year structural guarantee on concrete foundations, columns, and slabs. 6 Months Defects Liability Period (DLP) covering minor settling cracks and plaster touch-ups.
25% Mobilization advance upon contract execution, 65% Stage payments based on bi-weekly joint site measurements, 5% upon Practical Handover, 5% Retention released after 6 months.
Estimated project duration: 120 calendar days from receipt of mobilization advance and municipal building approval.
